To prevent mold, hold indoor relative humidity between 30 and 50 percent, keep it under 60 percent at all times, and dry anything that gets wet within 24 to 48 hours. Those are the EPA's numbers. Every other prevention step is a different way of holding them: exhaust fans, drainage, insulation, warmer surfaces.
Most advice stops there and skips the part that matters. Mold does not read the room average. It responds to the humidity right against a surface, which has to sit near 80 percent for a few days before growth starts. That is why mold appears on a closet wall in a house reading a comfortable 45 percent. The air is fine, the wall is cold, and the air touching that wall is not.
The short answer: hold indoor humidity in the 30 to 50 percent band
Mold needs food, oxygen, and moisture. Drywall paper, framing, and carpet backing are all food, so moisture is your only lever.
- 30 to 50 percent relative humidity in occupied space, measured at breathing height on an interior wall.
- Under 60 percent always. Sustained readings above that turn ordinary dust and drywall paper into growing surfaces.
- 24 to 48 hours to dry anything that gets wet. Past that, growth on wet cellulose is likely rather than possible.
- Surface humidity under 80 percent, managed by keeping surfaces warmer than the room's dew point.
Dew point turns a humidity reading into a temperature you can check with a cheap infrared thermometer. At 70 degrees indoors, 50 percent relative humidity gives a dew point near 50 degrees, 40 percent about 45, and 30 percent about 37. Any surface colder than that is collecting water right now.
Measure it properly before you change anything
Buy two or three cheap digital hygrometers, not one. A single reading gives a house average and hides the room causing the problem.
Placement. Interior wall, 4 to 5 feet off the floor, at least 3 feet from any register, window, exterior door, or heat source. Out of direct sun, off return grilles and sills. Give it 30 minutes to settle.
When to read. Three readings a day for a week. Within an hour of sunrise is worst case, when surfaces are coldest and humidity peaks. Mid-afternoon is baseline. Thirty minutes after a shower is the recovery test: still above 60 percent means the ventilation is the problem.
Calibrate it. Cheap sensors can read several points off, enough to make a 55 percent room look like a safe 50. Seal the meter in a zip bag with a bottle cap of table salt dampened to slush, and leave it 8 to 12 hours at room temperature. Saturated table salt holds the air in that bag close to 75 percent. If the meter reads 71, write "+4" on the back and add 4 to every reading.
Room-and-season humidity targets, and the winter adjustment
One setpoint for the whole house does not work. Rooms run at different temperatures and make different amounts of water.

The winter adjustment
In cold weather, 50 percent is too high. As outdoor temperature drops, glass and exterior wall surfaces drop with it, and your indoor dew point has to stay below them. The dew points below assume a 70 degree house, so a cooler house shifts them down a degree or two:

Use the third column. On a 10 degree night the inside face of a clear double-pane window sits in the 30s, and an uninsulated corner behind a dresser is not far behind. At 30 percent the dew point is about 37 degrees and those surfaces stay above it. At 50 percent it is about 50 degrees, and the glass, the corner, and the closet wall are all wet. That table is a cold-climate tool. In hot humid climates the fight is summer, where an oversized air conditioner satisfies the thermostat before it has run long enough to pull water out and leaves the house cool, clammy and near 60 percent.
Exhaust ventilation: fan sizing, run time and where the duct has to end
Sizing. ASHRAE 62.2 sets the floor at 50 CFM intermittent or 20 CFM continuous for a bathroom, and 100 CFM from a vented range hood. Those are minimums. A practical bath rule is 1 CFM per square foot up to 100 square feet, so an 8 by 10 bath wants at least 80 CFM, plus 50 more per extra shower or tub. Buy margin, because a real duct run can halve delivered airflow.
Run time. On before the water, off 20 minutes after the shower ends. Memory is not a control strategy, so fit a countdown timer or humidity-sensing switch. This fixes more recurring bathroom mold than any cleaning product. If growth is already established, get rid of mold in the bathroom and shower first, then set the timer.
Ductwork. Rigid smooth-wall metal sized to the fan collar, 4 inch for 50 CFM and 6 inch for 110 CFM and up. Flex duct crushed behind a joist is the most common reason a new fan moves no air. Keep the run short, pitch it downhill to the outside, and insulate any section crossing a cold attic, or wet air condenses inside the duct and runs back into the housing. Dryer, kitchen and bath terminations that cause hidden mold
Code is blunt: exhaust air cannot discharge into an attic or crawl space. These faults show up anyway.

Outside the house: grading, downspouts and gutter discharge
Most chronic basement and crawl space humidity is a yard problem. Roof water is the biggest load.
- Grade. Soil should fall at least 6 inches over the first 10 feet from the foundation, the figure used in residential code. Backfill settles, so check the first 3 feet with a level on a straight board. Keep grade 6 inches below siding and sill plate.
- Gutters. Clean twice a year, then watch during a downpour. Overflow at an inside corner soaks the same spot every storm.

Cold surfaces: vapor retarders, insulation gaps and thermal bridges
When mold appears in a house whose humidity reads fine, you are looking at a cold surface. Three levers work: raise the surface temperature, lower the dew point, or move air across the surface. The first is permanent.
Quick moves. The usual spots are exterior wall corners, walls behind tight-pushed furniture, windward closets, ceilings under an attic hatch, and the band joist. Pull furniture 2 to 4 inches off exterior walls, leave closet doors ajar, and take down drapes that trap cold air.
Real fixes. Air seal the ceiling plane before adding insulation: top plates, wire and pipe penetrations, the attic hatch, can housings. Air leakage carries far more water into an assembly than vapor diffusion does. Then correct the insulation, usually compressed batts, a missing batt in a corner box, or wind washing at the eaves. It is water you have not found yet, and it is one of three things: high room humidity, a surface colder than the room's dew point, or liquid water from a leak or a duct. Test all three before you clean. Read humidity there at sunrise, put an infrared thermometer on the surface itself, and check the plumbing, the exhaust duct and the insulation behind the finish.
Then deal with the places that regrow first, because each one has its own fix:
- Shower and tub caulk. Cut the failed bead out rather than caulking over it, and squeegee the walls after the last shower of the day.
- Window sills and tracks. Clear the weep holes at the bottom of the frame so trapped water drains outside instead of sitting in the track.
- Under-sink cabinets. Check the trap, the supply connections and the disposal seam monthly, and leave the doors open when the cabinet sits against an exterior wall.

Come back to the same spot 30 days later, in the weather that produced the growth in the first place. Dry, clean and odorless means the cause is gone. Anything else means you treated a symptom.
A seasonal moisture checklist you can actually run
Late winter. Walk the house on a cold morning with an infrared thermometer and list every surface below the dew point from the winter table. Check the attic for frost on nail points, dark sheathing, and loose ducts.
Spring. Clean gutters, then watch one rainstorm and note where water overflows. Recheck grade in the first 3 feet. Walk the crawl space for liner tears, standing water, and a dead sump. Service the air conditioner: clean the coil, flush the condensate line, test the float switch.
Summer. Set the basement dehumidifier to 45 to 50 percent on a plumbed drain and keep basement and crawl space openings shut on humid days. If the house feels cool and clammy, the air conditioner is oversized and shutting off before it has dried the air, so raise the setpoint a degree or two to lengthen each cycle. After any water event. Get the area fully dry inside 24 to 48 hours. Pull baseboard, drill weep holes at the bottom of the cavity, and move air behind the finish. Wet insulation and carpet pad come out rather than dry in place.
Prevention is a habit, not a product. Hold the humidity band, vent moisture where it is made, keep water off the foundation, and warm the surfaces that collect it.
